Urban regeneration entails complex spatial transformations that extend beyond physical renewal to generate social, economic, and environmental impacts across targeted areas, neighbouring communities, and the wider urban context. In this framework, the concept of social value has gained increasing relevance among public institutions, international organisations, real estate operators, and investors, although it remains fragmented in terms of definitions, assessment approaches, and practical applications. This paper investigates social value in urban regeneration by systematising its key components, reviewing existing assessment methodologies and tools, and developing recommendations for their application. Drawing on a systematic review of scientific literature, an analysis of grey literature, qualitative content analysis, and a comparative assessment of selected methodologies and tools, the study highlights the multidimensional and context-specific nature of social value. The findings underline the need for holistic, transparent, and stakeholder-oriented assessment approaches, integrated from the earliest stages of regeneration projects and supported by long-term monitoring, adaptive management, and recognition of social value as a strategic investment.
