The objective of these considerations is to highlight when and how economic value is generated in the revitalization of abandoned railway areas in metropolitan contexts, modifying the original zoning use and mending the urban fabric. The approach to the theme proposed here reaches beyond the logic of real estate development alone. The proposal is to adopt a broader methodological approach, typical of urban and regional economists, which considers one of the planning objectives to be the capability to generate spill-over eff ects, such as funding to improve accessibility through the development of the local public transport network and rail services. In particular, assessments are made to understand the advantages both to the specific area involved in the urban reconversion processes and to the wider urban and metropolitan fabric.
